Job Summary

Altus Group has an exciting opportunity for a Real Estate Valuation Consultant to join our team in Luxembourg. The primary role of the Consultant will be to support the valuation review process of commercial real estate portfolios located across EMEA, as well as assisting in the preparation of client deliverables. Our advisory team offers great experience and exposure to international clients across the real estate and financial services industries, including major banks, pension funds, insurance companies and real estate funds.

As an Consultant you will make yourself available to guide analysts through the valuation review process. One of your primary roles will be to carry out initial reviews of quarterly valuation reports and models for accuracy and reasonableness. The valuation models will usually be presented in either ARGUS or Excel software.

Key Responsibilities

Analysis and Valuation Management:

  • Provide analytical and valuation management review process for portfolios of commercial properties located across EMEA, as well as assisting in the preparation of client deliverables. Clients include major banks, pension funds, insurance companies and Real Estate funds.
  • Identification and measurement of property risk metrics to prepare portfolio metric presentations and reports for key clients.
  • Track changes between quarterly valuations and aiding in researching and understanding inconsistencies and discrepancies in valuation reports.


Client and Third-Party Communication:

  • Assist in the communication with third-party valuers and clients to successfully perform valuation management and review work.
  • Participate on valuation calls as well as note taking, organising quarterly valuation calls and putting placeholders into clients/valuers’ diaries.

Resource and Mandate Management:

  • Participate in allocating resources for the upcoming week; Managing mandate and junior colleagues who are working on the mandate to ensure that the valuation review process runs smoothly.
  • Ensure that appropriate folders are created to store all documents/files for the specific mandate(s).


Market Research and Data Reconciliation:

  • Carry out market research to gather sales/letting transactions to assist the team with review work. Preparing market research for the most comprehensive and accurate data for support.
  • Verify and confirm accuracy of key data points which supply industry leading proprietary database.
  • Assist in the reconciliation of Tenancy Schedules; Capex and Opex Budgets; and Rent Rolls as well as other asset-specific materials.

Training and Development:

  • Share knowledge on the valuation review process with junior colleagues to ensure they have a full grasp of our processes.
  • Participate in internal/external training sessions to upskill to gain a greater understanding of the standard valuation methods applied.

Key Qualifications

  • BSc Degree in Economics, Finance or Real Estate (or equivalent).
  • 3+ years minimum experience in appraisal/valuation.
  • Professional proficiency in German.
  • Strong financial modelling skills in order to model and analyse complex assets in MS-Excel.
  • Good understanding of the standard valuation methods and steps. Type of assets covered will mainly be real estate and debt products.
  • Good understanding of key fundamentals of the real estate industry to calculate industry key ratios.
  • Good understanding of key financial concepts, including Present Value and Future Value.
  • High attention to detail.
  • Strong written and oral communication skills.
  • Ability to multi-task and prioritise projects and portfolios; strong time-management skills.
  • High level of integrity and intellectual curiosity, with a willingness to support teammates in tackling the group’s workload in a fast growing and global group.
